We manage several homes in the neighborhood. Manager Christopher answers all the questions we have promptly and is very patient. He helps the homeowners to understand the HOA's rules and works with them with compassion. When we had a credit on our account, he and Kirklin processed the refund quickly. We appreciate their help!
I hate this place—I truly do. My mother purchased this Fox Creek property as an investment 2yrs ago and my sister and I live here. The garages are the size of a shoebox—I’m a small human (5’5” and 120lbs) and I can barely get out of my car door when parking in there. You have a small sliver to squeeze out of the door. My sisters Kia doesn’t even fit—it’s too long. You can’t park a car on the curb in front of your home bc HOA sends you a $100 fine. If you don’t pay it, they put a lien on your home. If you park on the street—HOA calls the cops and you get a ticket for parking on Holly Springs streets. And HOA can deny they call the cops but I spoke with the Holly Springs police department and the cop told me the HOA calls them to come out. We spoke to HOA once about the parking issue and were told that we could park at Kroger and walk to our home to avoid fines/tickets. That’s a one mile walk for us. I’m a 34yo female with a 7yo and 12yo. I mean, how crazy are they?!? we can’t use the garage bc of spacing—my sister typically parks in the driveway and she gets home late from work and there is essentially zero overflow parking available after 6pm. My little strip of street has a total of five overflow spots available. You can’t have company over—bc they run the risk of getting a ticket. Forget about having a party—unless you want to pay dearly for it in tickets and fines. I honestly live my life around the parking situation here and it’s dreadful. Except if you live in a culdesac, it seems they get a free pass (see photos). Cars will be parked facing the curb like parking spots (not sure how that doesn’t count as ‘on the curb’) or 3/4 of the car will be hanging out of the driveway. The quality of life in this neighborhood makes me want to melon-ball my eyes out. If holiday decor is up 7days last the holiday—they send a fine. I literally had a letter sent to me dated the exact 7th day after the holiday. They drive around looking for things to fine you on—even though I spoke to a lawyer who lives in the neighborhood who works closely with them and supposedly the HOA has a LOT, and I mean A LOT, of money in their account. Which, I see how bc the first year we lived here it was $150/month. This year, our second year here, has been $175/month and now we have been told that next year will be $200/month. Do y’all increase HOA fees by $25/month every year?!? We recently had the landscape people come and cut down the tree in our front yard. We didn’t receive notice in the mail and we have no record of any email sent to us regarding it. They cut it down and just covered the stump with pine straw (see photo). I assumed they were going to come back and grind the stump and NOTHING. It’s been like two months. I emailed Tolley a month ago regarding the tree and never heard a peep. Then I forwarded the email again—putting in the subject line that I hadn’t heard back from my email a month ago—and finally someone let me know it was going to be forwarded. So, we will see. They go on-and-on about how the neighborhood looks but they seem perfectly content with cutting our tree down and leaving a hideous stump in my front yard (eye roll). If they spent as much time as they spend driving around and taking photos of violations—answering calls and emails, we might get somewhere. Honestly, words cannot express how miserable it has been living in this neighborhood for the past two years. I can’t invite friends over bc there is not enough parking. I can’t go out late bc there isn’t parking when I get back. If you park in the overflow lots—the spaces are so tiny that you run the risk of being hit. My car has been dented twice from having car doors opened on it. We have lived here a little over two years and already have a real estate agent looking for a new home in the area for us. That is how bad this place is—truly. Two years…and we are looking to move to another house in the same area (Woodstock) . So, if you only have one car and zero friends—this is the place for you! Or two cars—but one has to be the size of a smart car 🤣 —I hate this place—
I have lived in our current neighborhood for about 5 years now and Tolley is our management company. Since Chris Walts became our Tolley administrator for the neighborhood the positive changes are numerous. He does an exceptional job and really goes the extra mile to make sure things get done! I appreciate the great job Chris does for us.
Tolley has served our community for close to 4 years now. Our property manager, Misty W. is wonderful to work with. She has made life on the Board very easy with coming with suggestions on how we can improve our community. She is also a great listener and offers great feedback-which is definitely needed in our position as a Board member.
I needed a new roof and sent in the request last minute. They rushed to approval for me due to a buyer's timeline and that made my sale go so smoothly! Geny was a pleasure to work with and drove this to the end for me!
I highly recommend Tolley as your HOA Management if you are in the market or tired of your current management!

I appreciate the time and support I get from Mr. Christopher Walts when I have issues I can’t resolve through the website. I’m a homeowner and when it comes to property lines and helping submit the right forms to get things done he is the one you want to talk to. He is very knowledgeable and helpful when it comes to the Community rules and bylaws. If we got the same cooperation from some of the builder it would make life so much easier. Keep Up The Good Work and Thank You For All You Do.
I'm so glad Anna Swanson is our Tolley community manager. We're new owners in our association so we have loads of questions for Anna. She is taking care of us beautifully! I told our association president how, on Friday afternoon, 12/29 when most folks are getting ready to start their holiday weekend, Anna and her staff quickly established our new gate access codes after our last minute request. And even when I've emailed her with questions later in the evening, fully expecting I'll hear from her the next day, Anna has responded to me that same evening, well outside the working hours of a typical business day.

Our community has used Tolley for several years now with complete satisfaction. Christopher Walts is our personal representative for the company. Christopher goes out his way to help us with any questions or concerns. He makes sure we have complete understanding of our covenants and gives us all options in any case scenario. He has by far been the best help to us in our community. I would highly recommend this company to anyone that needs help managing their HOA.
